Meeting Minutes

December 5th, 2006

Location: Lynn Wood Elementary

Time: 7:00 PM

  1. Meeting called to order at 7:01 by President, Linda Dyer.
  2. Treasurer, Jim Weir, reported an update on number of houses in Vandever II has resulted in a revised budget based on 272 houses. This results in a projected income of $32,650 with a 10% write-off contingency. The updated budget will be posted on the website.
  3. Current checking balance - $1,496.05, money market - $8,105.61, total $9,601.66. Interest earned to date - $475.52 (last year - $256.49). Outstanding receivables - $7,791.47.
  4. Minutes from November 7, 2006 were approved.
  5. President, Linda Dyer, reported still one covenant violation. Small claims actions against 4 homeowners for non-payment of dues resulted in settlement of 2, a court appearance for 1 and we have not heard from the 4th. Net receipts from one garnishment and settlements have been approximately $1,400.00. Linda also asked that members encourage all homeowners to participate and communicate any dissatisfaction.
  6. Linda Dyer reported on ARC meeting held November 28, 2006. New step #4 of enforcement policy of ARC infractions was presented. Revised proxy adopted for proposed covenant change vote and proposed new covenant language to allow storage sheds was also presented. The timeline of January newsletter, meetings in February and March primarily devoted to questions on proposed covenant change, and an April vote on the proposed change was thoroughly discussed..
  7. Jim Weir reported on crime in the subdivision. We were encouraged to report to police any suspicious activity we see.
  8. Don Meredith moved and Gene Toni seconded that members of the Board of Directors for 2006 receive free dues for 2007. Motion carried.
  9. Gene Toni's name was drawn from the names of everyone who attended a meeting in 2006 to receive free dues for 2007.
  10. Jerry Thompson inquired about a spotlight for the flag at the entrance. Jim Weir is going to check on this.
  11. Subdivision Christmas decorations will be put up in a few days. A committee comprised of people from outside the subdivision will be asked to judge the Christmas light contest for the subdivision. This will be done between December 15-20.
